Is it just me or are home prices going up?

Have you been sitting around wondering when will home prices ever go back up? Have you been wanting to sell your home, but thought you missed out on the hot market and are now stuck living in your old home forever? Well after really looking at the numbers from the last 10 years in Stow and Hudson the good news is it may be time to get on that old house on the market and get into that Dream House.

 Here at the Keller Williams Chervenic, Kurtz Team office in Hudson we saw a spring market that brought more buyers then homes available. For a fact in my neighborhood in Northern Stow, we had two people sell their home themselves out of their own living room. I'm not here to tell you that you'll be sitting down to your meatloaf  dinner and KNOCK KNOCK here comes some random buyer walking out of the woods. Its not that easy, but we are seeing the homes with the updates people are looking for including granite counter tops, stainless steel, and yes that white trim people so desire, are selling, and in some cases very fast. Just this week in our Monday meeting one of our team members was explaining that one of her buyers was the lucky winner of a multiple bid situation where the seller had their home on the market for 8 hours and had 3 offers. I was talking to her later that night about how we all would love to have listings that easy and BOOM here comes another email and then a phone call with buyers hoping to see this exact same house. So it happens it's been awhile but believe it or not this home is under contract for more then they were even listing it for.  

Now that the fall market is here we are starting to see a flood of listings coming on the market. I know your sitting here wondering when is he going to get to the point? Ok here's the point...As an ex finance/hedge fund guy I like statistics, I understand things with numbers and graphs so here they are. 






SO..... what do these crazy graphs mean? Well I guess it means maybe the bottom is in and prices are heading up. No, prices are not as high as they were in '06-'08 but then again neither are interest rates and guess what? You still need to buy another home.
